This should be someone with experience and personality that makes you feel comfortable and is familiar as well as knowledgeable about the area that you live in. If you are weary of paying commissions, keep in mind that a realtor has access to information not available to the average homeowner and can advertise effectively for the best results. A realtor can help protect your rights, resolve problems, be objective, screen potential buyers and eliminate those who can't qualify and go toe to toe in negotiations and ultimately save you from alot of time and hassle.

PREPARE THE OUTSIDE OF YOUR HOME. Short of painting, simply making sure the exterior is clean and looks maintained is important. It is imperative to make your home look as attractive and friendly from the street as possible, otherwise it may be difficult to get buyers inside and/or interested in recognizing your home's other attributes. Keep in mind the exterior may include the following if not more...mailbox, yard, swimming pool, driveway, walkway and fence.

PREPARE THE INSIDE OF YOUR HOME. Take a walk through your house and try to look at it as though YOU are a potential buyer. You may want to ask a friend, relative or your agent to assist you to help you see things more objectively. It always helps to clean every room thoroughly and have that "ready to move into" look. Keep in mind the interior may include the following if not more...The foyer, front hall, entry way, living room, dining room, library or study, kitchen, laundry room, bathrooms, bedrooms, basement and garage.

MAKE A LIST. Extras help sell your home! Take a few minutes to tour your home and make a list of the extras that may not be immediately obvious. This is a sure way to appeal to buyers and help your agent get your home sold more quickly and for the most money. You may also want to include favorable things about your home or neighborhood such as historic information, description of the neighborhood, proximity to shopping, schools, churches, and restaurants.
